I am an unemployed investor who had a variety of businesses. My last business was an advertising agency. I had to shut that down in 2012 to become a full-time property investor. Unfortunately, things took a turn for the worst after.
THE MILLION RINGGIT MISTAKES

Tak pernah rasa nak duduk rumah sendiri – Dr Nor Iman

Saya datang daripada keluarga yang sederhana. Tak kaya dan tak miskin sangat. Mama saya lepasan SPM. Masa dia nak ambil SPM, dia accident kena langgar. Patah tulang kaki dan terpaksa jawab exam dalam hospital. Walaupun hanya lepasan SPM, mama saya ni lah yang ajar saya tentang aset, liabiliti dan bagaimana nak guna OPM dalam pelaburan hartanah. Sejak daripada itu, saya ada minat yang mendalam pelaburan hartanah.
Dari zaman universiti, saya ada follow rapat seorang sifu hartanah ni. Saya namakan beliau sebagai Sifu X. Beliau ada jual ebook dan buat kelas juga. Saya aim lepas saya kerja, saya akan beli rumah.
Saya ingat pesan mama saya

Masa saya tengah belajar, saya pergi kelas dan beli buku beliau. Walaupun masa tu saya tak kerja lagi, saya sanggup korek tabung saya semata – mata nak bayar. Saya tak tidur dalam kelas sebab saya betul – betul nak beli rumah. Kelas tu saya pergi tahun 2016. Tahun 2017 saya book satu projek hartanah. Masa ni saya baru bekerja setahun. Saya happy lah sebab saya berjaya tunaikan impian saya dan mak saya.
Namun tiba – tiba saya dapat call mengatakan saya kena bayar downpayment 10%. Masa tu saya agak terkejut sebab saya langsung tak tahu kena bayar 10%. Saya blur. Baru nak tarik nafas lega bayar downpayment, tiba – tiba developer call lagi cakap saya kena bayar legal fee. Saya kena bayar RM4,000. Dan masa tu saya terpaksa berhutang. Saya fikir sampai bila saya nak hadap macam ni.
Tahun 2019 saya dapat kunci rumah. Saya gembira sebab akhirnya dapat juga kunci rumah pertama saya. Tapi yang menjadi masalah saya adalah saya tak berjaya sewakan rumah tu. Saya terpaksa bersaing dengan pemilik rumah yang lain untuk dapatkan penyewa. Saya turunkan sewa sebulan RM800 pun masih tak berjaya dapatkan penyewa. Masa tu saya kena bayar dekat bank dalam RM900.
Saya sedih sangat sebab terpaksa tanggung bleeding RM900 selama 8 bulan. Rumah tu kat Selangor. Saya pula kat Johor. Jadi memang struggle gila. Sifu X tu pun tak ajar pasal strategi sewaan. Jadi saya agak lost.
